7 Amenities Developers Are Keeping an Eye On


The one thing all developers know about millennials is that they depend on technology. But there are other amenity trends that developers are watching that millennials who are looking for a place to rent or a home to buy want. Here are 7 amenities that are trending right now.

A generation that was raised on video games and eschewing the outdoors is now demanding more outdoor space where they live. Millennials have completely disproved their predecessors by actually being healthier and enjoying being outside.
 
That has translated into several amenities that are in high-demand:

  • Bike Racks
  • Walking and Hiking Trails
  • Outdoor Jogging Tracks
  • Decorative Fountains
  • Sun Decks and Patios
  • Fire Pits and Outdoor Ovens

Millennials like living in a place that is unique or has features that are out of the norm. Neighborhoods with cookie cutter apartments are not attractive to this group. What they want is a place with a theme. Apartments in Florida near the beach may play off of the palm tree theme with tropical designs and Spanish style homes.
 
Other ways to add individuality is with location. Millennials are attracted to areas with other people their age. A place in a historic district that maintains the historic façade appeals to millennials and they are willing to pay for these qualities. 

One thing that technology has done to the millennial generation is made everything so convenient. Therefore, one of the top amenities for attracting millennials is on-site concierge service. Millennials prefer to have everything on-site or at least within walking distance including their hair salon, retail stores and gym.

More than previous generations, millennials are environmentally conscious. More owners of electric cars fall into that age group than any other. Finding places to charge those cars are few and far between. To attract millennials, developers are providing car charging stations.

Here’s an interesting fact. The average person moving into a new place in the early 20th century would only have 36 pieces of clothing. Today, that number is over a hundred pieces of clothes per person. Because of that, millennials, like everyone else, need space.
 
At the same time, prices are going up for bigger apartments. In order to keep prices down without sacrificing space, developers are getting creative with storage space using hidden closets and cabinet inserts.

Millennials have more pets than any other age group. Because of that, landlords that used to forbid animals are now welcoming pets in order to make their apartments more attractive to millennials. Developers are adding in pet-friendly features like dog runs and pet groomers on-site. 

Of course, talking about amenities spurred by millennials, there had to be something tech in here. Smart apartment features that can control the HVAC, lights and electricity are just some of the trending amenities that developers are keeping an eye on.
